Boiler Repair in Birmingham, the right way

Combi breakdowns

No heat and no hot water at once. Pressure, ignition, fan, diverter valve and circuit board faults on the combis in Birmingham's terraces and semis.

System and regular boilers

Pumps, motorised valves, cylinder thermostats and programmers in the bigger Edgbaston and Harborne houses where the boiler feeds a hot water cylinder.

Pressure keeps dropping

Water is getting out somewhere. Radiator valves, the pressure relief valve and the expansion vessel are checked before anyone simply tops it up again.

Lockouts and fault codes

A lockout means the boiler stopped itself, which is the safe thing for it to do. We find out why rather than pressing reset and leaving.

Leaks and drips

Water under the boiler or round a radiator tail, isolated and traced back to the joint, seal or valve that is failing.

Repair or replace, honestly

What the part costs set against what is left in the boiler, and a straight answer on when a new one is the better use of the money.

Common Boiler Repair questions

How quickly can you get to me in Birmingham?

For no heat or no hot water we aim for the same or the next day across the city. Get in touch early in the day and say it is a breakdown.

My boiler is in a terrace with no outside wall nearby. Does that matter for a repair?

Not usually for the repair itself. It matters more for the flue and condensate pipe, which in some terraces run a long way, and a long external condensate run is the one most likely to freeze.

Is it worth repairing a boiler that is fifteen years old?

Often, if it is a single part and the part is still made. If the heat exchanger is tired or parts are hard to find, we will say so plainly before you spend anything.

The pressure keeps dropping. Can I just top it up?

You can, using the filling loop as the boiler manual shows, but if it needs doing every week there is a leak or a failed part and it will not fix itself.

Which boilers do you work on?

Worcester Bosch, Vaillant, Ideal, Baxi, Glow-worm, Potterton, Viessmann and the older floor-standing boilers that still turn up in some Birmingham terraces.

How do I know the engineer is qualified?

Ask to see the Gas Safe ID card when they arrive. The back lists exactly which appliances that engineer is qualified to work on, and the number can be checked on the Gas Safe Register.

Most boiler breakdowns in Birmingham happen in one of two kinds of house. The first is the Victorian or Edwardian terrace, the streets of Moseley, Kings Heath, Sparkhill, Handsworth and Stirchley, where the combi sits in a back kitchen and the heating was added long after the house was built. The second is the 1930s semi of Kingstanding, Perry Barr, Northfield and Kings Norton, often on its second or third boiler, with the flue out of a side wall and the condensate pipe running down the outside.

Knowing which you have helps before anyone arrives, and so does knowing exactly what the house is doing. No heating and no hot water together points one way. Hot water but cold radiators points another. A boiler that fires, runs for a minute and then locks out points somewhere else again. Tell us which, along with any code on the display, and the list of likely parts gets short.

The faults we see most across the city are the ordinary ones. Pressure that drops every few days because water is leaving the system through a weeping valve or the pressure relief pipe. A diverter valve worn out after a dozen winters of heating and hot water. A fan or ignition fault that shows up as a lockout. And, every time the first proper frost arrives, condensate pipes frozen solid on the back walls of semis right across the north and south of the city.

A repair visit starts with finding out which of those it is, rather than fitting a part and hoping. Where a repair makes sense we say so, and where the boiler is close to the end of its life we tell you that too, with the reasoning, so the decision is yours and you are not paying twice.

A photo of the boiler badge and the display on WhatsApp tells us the make, the model and often the likely part before anyone sets off. If you smell gas, leave the house, do not touch switches and ring the National Gas Emergency line on 0800 111 999 from outside.
