Good to know

Common Landlord Gas Safety Certificates questions

How often does a landlord need a gas safety check?

Every twelve months, for every rented property with a gas appliance supplied by the landlord.

Who has to receive a copy of the certificate?

Existing tenants within 28 days of the check, and new tenants before they move in.

Does the check cover the tenant's own cooker?

No. The check covers appliances the landlord provides. A tenant's own appliance is their responsibility, though the pipework to it is still checked.

Can you work around student changeovers?

Yes. Summer changeover is the easiest time to get a check done in an empty house, and booking early helps.

What happens if something fails?

You are told what failed and why, with a quote for the repair. An appliance that is unsafe is made safe and labelled so it is not used.

How do I know the engineer is qualified?

Ask to see the Gas Safe ID card when they arrive. The back lists exactly which appliances that engineer is qualified to work on, and the number can be checked on the Gas Safe Register.

Birmingham has one of the biggest rental markets in the country outside London, and every rented home with a gas appliance needs a gas safety check every twelve months. That covers the student houses of Selly Oak and Bournbrook, the conversions and older apartment blocks around the Jewellery Quarter and Digbeth, and the rented terraces and semis right across the city.

The check itself covers every gas appliance and flue the landlord provides: the boiler, the cooker or hob, and any gas fire. Each one is tested for safe operation, the flue is checked, ventilation is checked, and the gas pressure and tightness are tested. The result is recorded on the landlord gas safety record, often called a CP12, which the tenant must be given a copy of.

Student lets have their own rhythm. Most change over in the summer, and the easiest time to do the check is in the gap between one group of tenants leaving and the next arriving. HMOs often have more appliances and more rooms to get round, and we plan the visit so tenants are disturbed as little as possible.

If anything fails, you are told exactly what and why, with a quote for the fix, and the appliance is made safe in the meantime where it has to be. The certificate is emailed to you the same day the check is done.

If you smell gas, leave the house, do not touch switches and ring the National Gas Emergency line on 0800 111 999 from outside.
