Annual boiler servicing in Birmingham. A full safety and efficiency check on combi, system and regular boilers that keeps the manufacturer warranty valid.
Burner, heat exchanger, seals, flue and gas pressures, checked and recorded rather than eyeballed.
A flue gas analyser reading that shows the boiler is burning cleanly, not just that it lights.
Cleaned and checked, with the pipe route looked at, because a blocked or frozen condensate is the most common winter callout in the city.
A dated service record that the manufacturer asks to see if you ever need to claim.
System pressure and the expansion vessel checked, so the pressure is not slowly falling between services.
If the boiler is near the end, you hear it at the service, not on a cold morning in January.
Once a year. That is what manufacturers ask for to keep the warranty valid, and it is what keeps a boiler running safely and efficiently.
Usually around an hour for a standard combi, a little longer on a system boiler with a cylinder.
Between May and September. Diaries are quieter, and any repair the service finds can be done before the heating is needed.
Yes, including the older floor-standing and back boilers that still turn up in some terraces, as long as they can still be serviced safely.
The legal requirement is the annual gas safety check. A service is separate, but doing both on the same visit saves a second trip and keeps the boiler reliable for tenants.
Ask to see the Gas Safe ID card when they arrive. The back lists exactly which appliances that engineer is qualified to work on, and the number can be checked on the Gas Safe Register.
Almost every boiler warranty asks for a service every twelve months, and that alone is a good reason to book one. The bigger reason, in a city the size of Birmingham, is timing. The first cold fortnight of the winter is when the boilers that were never serviced give up, and it is also when every engineer in the city is busiest.
A proper service is more than a glance at the flame. The case comes off, the burner and heat exchanger are inspected and cleaned where they need it, seals and gaskets are checked, the flue is checked inside and out, and the combustion is measured with an analyser so we know the boiler is burning cleanly and safely rather than assuming it is.
The house shapes the service too. On a combi in a Kings Heath or Handsworth terrace we look closely at the condensate trap and the route of the pipe, because that is what fails when it freezes. In the larger Edgbaston and Harborne houses, with a system boiler and a cylinder, the pump, the expansion vessel and the controls get the same attention as the boiler itself. And on the 1930s semis of Northfield and Perry Barr, where many boilers are now ten years old or more, we will tell you honestly how much life is left.
Summer and early autumn are the best times to book. Diaries are quieter, nobody is cold while the boiler is switched off, and anything the service turns up can be fixed before you need the heating.
If you smell gas, leave the house, do not touch switches and ring the National Gas Emergency line on 0800 111 999 from outside.
